FNB Building Confidence Index Q3 2009 Results
The FNB Building
Confidence index for 3Q 2009 has shown a slight increase from an
index value of 30 in 2Q2009 to 32 in 3Q2009.
Of the six sub-components of the FNB BCI, three registered a rise,
while declines were recorded in the remainder during 3Q2009.
Compared to 2Q2009, improvements in confidence levels were recorded
among building contractors (+1), manufacturers (+23) and retailers
of building materials (+13). On the other hand, declines occurred
in the case of architects (-7), quantity surveyors (-4) and
building sub-contractors (-15).

New building method for faster, cheaper contruction:
A new,
innovative building method makes it possible to erect a new 80sqm
home within three weeks – for just R280k and without compromising
on quality. The stand is not included in the price.
It sounds like a fairy tale, but this is exactly what APC Homes are
managing to do after three years of refining their method and
obtaining the necessary certification and approval.
This amounts to building costs of between R2,800 and R3,500/sqm,
depending on the finishes, when compared with the conventional
bricks-and-mortar method, whereby a house costs between R4,200sqm
and R5k/sqm to erect. These savings filter directly through to the
buyer.
By using APC Homes' building method, there is a sharp break with
the conventional building method. Pre-manufactures pillars and
concrete panels with strengthened steel frames are being used,
instead of bricks and cement...

Having a green certificate lifts a building's value

The sustainability of buildings had become a balance sheet issue
for property companies, Niall Enright, the technical director of
energy and climate change at environmental consultancy
Environmental Resources Management, said last week.
There was now "indisputable evidence" that green certification was
raising asset value, he told delegates to a Cape Town congress of
the Green Building Council of SA.
A study of buildings accredited under the Energy Star rating system
showed that certification had raised rental income by 6 percent and
the capital value of buildings by up to 16 percent, while green
property funds in the US were attracting a 10 percent market
premium....
